New Construction Programme Provides Skills Training
Students approve Brakpan's new training centre.

a In collaboration with Brakpan's Mining Company Sibanye-Stillwater, a new community building program has been launched by Forge Academy & Labs.

As Forge Academy & Labs focuses on digital technologies and courses offered online, a great start for education providers as hands-on construction programs are presented at Sibanye-Stillwater's precious metal refinery. Designed to cover all aspects of construction, the course includes components such as brick family, plumbing, and electrical wiring.

The new training centre was launched in February 2024, with two 12-month programs offering accredited courses for Amazon Web Services with business analytics, along with community structure. Alumni of the course will earn a full Seta certification.

More Initiatives

The state government programme was launched in the same area, but it is designed to give skills to unemployed people living in towns. The aim is to provide skills that people can apply to upgrade the quality of the homes they live in. The “Icrush le lova” program is intended to create qualified brickmakers, electricians and plumbers.

Complementary programs improve and expand the database of township architects, hardware stores, building suppliers, contractors, and all professionals and businesses that can work on designing and building upgrades for township housing stock. Further groups of unemployed people will be trained to help edit the database. Gauteng has around 700 informal settlements, with state plans to upgrade 68 in the short term.

The R300 million SA SMME Crisis Partnership Fund has been launched. The collaboration with Gauteng's state government, Industrial Development Corporation (IDC) and SA SME funds is a collaboration with home owners who want to fund SMME up to R1.5 million and upgrade their backyard rental accommodation.

Six intermediaries have been identified to find and fund entrepreneurs who need working capital or asset financing and renting properties. One of six companies, Indlu Live is already funding rental property upgrades in the hopes that rental income will pay off the loan.

An innovative scheme to build a new town in Gauteng is supported by the Retirement Fund. The Transportation Retirement Fund is building a consolidated settlement in the Cediven district municipality, south of Johannesburg. The R2.7 billion development includes shopping centres and a combination of housing types.

The large housing project southeast of Tshwane has been designated as a Strategic Integration Project (SIP). This means that all external bulk services will be supplied by the Ministry of Public Works and Infrastructure. Balwin Properties has developed the residential division of Mooikloof Mega City, with education, commercial and filling station Erven being sold to third parties. The intention is to build around 16,000 apartments, which could increase to 50,000. This property is located on Garsfontein Drive.

Another SIP is Maribong Werriage, a mixed-use development, a joint venture between the city of Johannesburg and the Department of Human Residents in Gauten. The 500 family home next to Cosmos City is expected to cost R25.5 billion to develop.

New City

By 2030, Gauteng will have two huge new cities that are socially diverse, digitally connected, ecologically responsible and sustainable. That is if the state government of Gauteng realized its plans to the west (Lancelia to Hartbisboot Dam) and the south, and the city of Vaal River extends from Veleen to Sasolberg, Free State.

Over 1.2 million subsidies have been built by government agencies in Garten in the state during the 25 years of South Africa's democracy. The state government has pledged to release 10,000 service stands as part of the rapid land release program and intends to end incomplete housing projects in Alexandra, Evaton, Cliptown, Beckaldal and Winterbelt.

The remains of National Housing Finance Corporation, Indlu and Umastandi (Social Capital Antrepreneurs) are working with state authorities to find ways to formalize and monetize the township market to generate sustainable income and make it easier to access affordable housing and rental stocks.

The Gauteng Partnership Fund (GPF) has rated private sector funding for affordable housing in the state R3.5 billion since 2012. Newton's Brickfield housing and rental development was funded by the GPF and carried out by the Johannesburg Housing Company (JHC) as one of its first reissue projects. JHC is the leader in converting bad buildings into usable rental spaces.

The Johannesburg Development Agency (JDA) project comes from constitutional hills, upgrades to Faraday station grounds, work in fashion districts, paving in the city center, renovations to drill holes, and upgrades to new towns.

Private developer Indluplace Properties purchased nine large apartment blocks and is a 23:33% unit total building of CBD, Berea and Hillbrow in central Johannesburg, with 22% being two bedroom flats.
